Real estate investment in Central and Eastern Europe reached a turning point in 2025, with transaction volumes in the region's six main markets totaling €11.6bn, representing annual growth of 31%, according to the latest Colliers analysis.

The recovery has been underpinned by disciplined yield expectations, stabilizing prices and returning liquidity, increasingly driven by domestic and regional investors. The office market strengthened as values stabilized in supply-constrained CBD locations, while the industrial and logistics sector continued to benefit from predictable rental income and the resilience of the manufacturing sector, according to Property Forum.

The Czech Republic set a record with an investment volume of €4.3 billion, mainly driven by domestic real estate funds and private equity. Czech investors were also active regionally, investing almost €600 million in Poland and €266 million in Slovakia. Poland maintained its leading position with €4.5bn in deals, with almost 40% of transactions completed in the last quarter as prices became clearer.

„What we saw in 2025 was not a return of excessive optimism, but of realism”said Grzegorz Sielewicz, Director of Economic & Market Insights, CEE.„Investors are returning to the CEE market as prices, financing and tenant fundamentals have finally aligned.”

Looking ahead, Colliers forecasts moderate growth in investment volumes for 2026. The region's renewed position as a European „safe haven” continues to attract capital in search of income security and rental growth, with the CEE market positioned for a self-consolidating recovery cycle.
